MOLD:
A typical mold inspection comprises a comprehensive visual assessment, meticulously documenting conditions conducive to mold growth. We employ photos and thermal imaging as needed, while recording atmospheric, moisture, and humidity readings. Additionally, we outline areas requiring preventive maintenance.

Upon identifying potential concerns, we may suggest mold sampling to assess the presence of mold spores. These samples, including air, surface, and cavity types, are carefully collected and analyzed by a local laboratory. The analysis provides insight into the various mold spore types present and their respective quantities.

What is mold?

Mold, a type of fungi, generates filaments known as hyphae, which eventually combine to form visible, fuzzy, and discolored masses referred to as colonies. These minuscule mold spores are ubiquitous, present in both indoor and outdoor environments, including within the confines of your home.

History of mold

As Nature’s natural decomposing agent, people have an instinctive aversion to mold. Mold exposure has been linked to human illnesses and decay since the Biblical times. Interestingly enough, The Old Testament, Leviticus 14 holds the first ever written mold remediation protocol for a property.

Interesting uses of mold

Not all mold is bad for you! There have been some interesting uses of mold in food production and pharmaceuticals, namely:

Cheese: Mold is a key ingredient in cheesemaking for Roquefort, Gorgonzola, Stilton, and other blue cheeses.

Antibiotics: The antibiotic penicillin is synthesized and refined from the penicillium mold.

LSD: The hallucinogen is produced from ergot alkaloids, a fungus often found on rye and related plants.

How do molds grow indoors?

Mold spores are microscopic, and can easily enter your home through windows, doorways, vents and HVAC systems. They may also attach themselves to people’s clothing or pet fur and be carried indoors.

Once mold spores find a space with adequate moisture, such as places with frequent or recent leakage, they quickly grow and spread. Certain building materials like paper and wood products, ceiling tiles, paints, drywall, and insulation materials can support mold growth by providing it with the necessary nutrients.

How does mold affect my health?

Long term exposure to molds can have a detrimental effect on your health. For people sensitive to molds, the symptoms may present themselves as:

  • Stuffy nose
  • Wheezing
  • Upper respiratory tract symptoms
  • Red or itchy eyes
  • Irritated skin

People with underlying conditions like asthma or allergies may also present severe reactions, including shortness of breath or fever.

How can mold damage my property?

Mold can often take hold after large water damage events and flooding within a home. If the leakage and moisture issues are not dealt with promptly, mold spores can quickly grow and multiply over a span of 1-3 days.

Actively growing mold can eat away at your building materials and structures, severely damaging critical features like support beams, ceilings, walls, floors, window fittings, and more. Along with leaving a structure physically weak, mold damage also has a major impact on your property value.

Full inspection

We perform a thorough observation and document any areas or conditions suitable for mold growth across your entire property. If required, we also take atmospheric moisture readings and make suggestions for preventative action against mold growth.

Clearance inspection

We perform a full sweep of your property after a mold clearance procedure to ensure that all sources of growth have been removed and any potential moisture issues and leakages have been resolved.

Mold sampling and testing services

If evidence of mold is found during our visual inspection, our inspectors may also take mold samples from areas of concern to confirm the presence of mold spores. Each sample is then sent to a local laboratory for analysis of the variety and quantities of mold present.

The samples collected may include:

Air samples: Used to determine the quality of air in a specific area and its suitability for mold

Surface samples: Surfaces may be tested to get definitive laboratory data on mold varieties

Cavity samples: Cavities of walls or ceilings may be tested for hidden mold growth

Our inspectors deliver a comprehensive report with detailed documentation of problem areas. Our pricing includes a basic inspection fee, plus additional fees for every sample you need tested.

Among other things, your report would include:

  • Photos of areas of concern
  • Detailed notes on moisture issues
  • Data and readings from thermal and humidity scans
  • Mold sample testing and lab report, if applicable
  • A detailed action plan for mold clearance
