Whether the property is a “Vintage SFH or Condo” from the 1880s, brand “New Construction” or a property constructed anywhere in-between, each property inspected has a story to tell – with 15 years of experience and providing over 7,000+ quality home inspections, Jeff has the keen eyes needed to inform buyers about the story of their prospective property.Jeff firmly believes that despite being able to tell the story, there is much more to an inspection than just what is deficient with the property. Being able to determine the quality of the build/property and most importantly educating/teaching the buyer in simple common language about how systems operate, how to use and maintain the key mechanical items, the location of shut offs if needed and providing the buyer with the critical information necessary, so that they can make a more educated and better decision of how to best move forward with their potential purchase. This has proven to be a successful formula for me throughout my career and the multitude of clients I've had the pleasure to work with throughout the years. No matter what type of home, age or where it is located in the Chicagoland area, I look forward to reading the story of your potential new property, sharing that knowledge and providing an “above and beyond” quality type of inspection service for you!

Common Home Inspection Questions

What do home inspectors look for?

It's important to know home inspections are visual evaluations of homes that are non-comprehensive. Home inspectors operate off their Standards of Practice, which is governed by the state and/or home inspection associations. What's typically included in a home inspection are the following major systems:

  • Roof
  • Attic, Insulation & Ventilation
  • Exterior
  • Basement, Foundation Crawlspace & Structure
  • Heating and Cooling
  • Fireplace
  • Plumbing
  • Electrical
  • Door, Windows & Interior

How much does an average home inspection cost?

The average for JUST a standard home inspection on an average sized home is $358. Keep in mind this is a national average and larger cities such as Chicago are most likely higher than the national average.

Add-on services like radon, termite or mold will carry additional costs.

Do I need to be there for the inspection?

If you're able to most home inspectors prefer you to be there. After all, this will most likely be your new home or investment so you'll want to be there to ask questions and get clarity on issues found.

Can a home fail an inspection?

A home inspection isn't a "pass" or "fail" type of inspection. Not to be confused with code inspections or appraisals, a home inspection is a snapshot at a moment in time of the condition and potential hazards or issues with major components of your home. It's for your education as a homeowner and to help you and your real estate agent in negotiations with the seller of the home.

Chicago Real Estate

Roughly 30% of the city is apartment buildings according to Zillow, with many homes being build before the 1960s boom. Chicago clocks in at a 59 on Redfin's Compete Score, and an average sale price of $315 as of April 2020.

Chicago is always ranked as one of the top cities to live in with so many different neighborhood feels and types of homes as you get outside city limits.
