Data-Driven Decisions: Inside Sean Hathaway's Use of Spectora's AI Connector

Sean Hathaway owns Front Line Inspection Services, based in the Akron-Cleveland market in Northeast Ohio, with a team of six full-time inspectors. About four months ago, he connected Spectora's AI Connector (MCP) to Claude and started asking it questions about his own business. What came back is now shaping how he makes decisions on hiring, pricing, and sales.

This isn't a story about replacing judgment with a dashboard. It's a story about a business owner who wanted better answers than his gut alone could give him, and found that the data was already sitting inside Spectora, waiting to be asked the right questions.

Here's what he's built with it so far.

Turning Spectora's Data Into Daily Decisions

Front Line's market skews toward older housing stock, much of it from the early 1980s or before, which means plenty of opportunity for ancillary services: sewer scopes, radon, and the other add-ons that round out a full inspection. The question Sean kept running into wasn't whether that opportunity existed. It was whether his team was actually capturing it, and by how much, week over week.

That's where the AI Connector comes in. Spectora already holds the data. Claude, through the API, can query it directly and turn it into something Sean actually uses day to day: a live view of capacity by inspector, ancillary attach rates tracked against where they started the year, and a monthly revenue forecast.

From Curiosity to Capacity Planning

One of the first things Sean built was a capacity dashboard: a rolling 30-day view of inspection volume, broken down by inspector. It's the kind of number that used to live in his head or in a spreadsheet he had to update by hand. Now it updates itself, and it's accurate enough, he says, that he uses it to make predictions rather than just track what already happened.

The same connection also tracks ancillary attach rate over time. It started the year around 51 percent, drifted down to 40 percent, and has recovered to a rolling 43 percent since. Specific categories, like sewer scopes at roughly 26 percent whether sold standalone or bundled, are now something his team can watch and improve on purpose instead of guessing at.

Building a Pricing Tool His Team Can Actually Use

Sean also uses the connection to work through pricing for the side of the business that's hardest to price on instinct: commercial inspections and property condition assessments. He's building a dashboard that accounts for square footage, inspection type (a full general inspection versus a more limited investor inspection), and the other factors that go into a quote. Over time, the plan is for that tool to move out of his head and into his team's hands, so pricing commercial work doesn't depend on him personally being in the room.

Spotting the Business Sean Was Losing

One of the more useful things the AI Connector surfaced was a problem Sean didn't have a clear number for before: how many clients only ever used Front Line Inspection Services once. Traditionally, that repeat rate sat lower. This year it's climbed to 33 percent, a 10-point improvement, and the same connection that tracks it also flags which real estate agents Front Line has worked with, what that history looks like, and who's worth a call for feedback and referrals. Sean's been working through that list himself.

He's also quick to point out that none of this required him to become technical. He describes asking Claude directly how to set up each new automation, walking through it step by step until it worked, which is how the person he calls the least technical one on his team ended up running some of the most useful infrastructure in it.

"The biggest part about all this is I am probably the least technical person when it comes to this stuff, and AI actually teaches you everything you need to do." — Sean Hathaway, Owner, Front Line Inspection Services

The Results: Sharper Decisions, Less Guesswork

Hiring, backed by data. Capacity by inspector, tracked on a rolling basis, gives Sean a clearer read on when the team is stretched thin and when it's time to bring someone on, instead of guessing from memory.

Pricing that doesn't live in Sean's head. A dashboard built for commercial and property condition assessment pricing means quotes don't have to wait on him personally, and the logic behind a price is something his team can eventually own.

Sales conversations, prioritized. Instead of guessing which referral relationships are worth nurturing, Sean now has a list of agents worth calling, built from actual transaction history rather than memory.

Problems caught earlier. A dip in ancillary attach rate or repeat-client rate used to be something Sean might notice months later, if at all. Now it shows up in a dashboard he can act on right away.

You Don't Need to Be Technical to Do This

Sean's story is a good reminder that putting Spectora's API to work doesn't require a technical background. By his own account, he's the least technical person on his team, and he built all of this by asking Claude to walk him through it, one step at a time.

Spectora's AI Connector exists for exactly this: business owners who want to ask their own data better questions, without hiring a developer or learning to code. The API is already there. The data is already there. What's missing for most inspectors is simply the decision to start asking.

You don't need six inspectors or a set of custom dashboards to benefit from this. Ask yourself: Where am I making a decision, on hiring, pricing, or who to call, based on a hunch instead of a number I could actually pull? What would it look like if that number updated itself?

For Sean, the answer was a handful of connected dashboards built over four months. For you, it might start with one question you ask your own data. Either way, the API and the AI Connector make that possible without writing a single line of code yourself.

Ready to Take Control?

If Sean's story resonates with you, it's worth exploring what Spectora's AI Connector could unlock for your business. Whether you're thinking about tracking capacity, building your own pricing logic, or just want to understand what's possible, Spectora's API documentation and resources are built exactly for business owners like you.

The bottom line: you don't need to be technical to put your own data to work. You just need to start asking it questions.
