Home Inspector Licensing in Alabama

A complete guide to Alabama's DCM licensing requirements — education paths, two required exams, insurance and bond, and the software Alabama inspectors trust to stay compliant and grow their business.

Education & Field Training
Two pathways

Before applying, hold one of four qualifications: active membership in ASHI, HIF, InterNACHI, or NIBI; inspection certification from VA, HUD, or ICC; high school + 1 year of experience and 100 paid inspections; or an active AL license as a general contractor, architect, engineer, or residential home builder.

Choose one of two training combinations:
Path A: 120 hours of approved coursework + 35 supervised inspections
Path B: 35 hours of approved coursework + 100 supervised inspections
Both paths also require 25 drafted inspection reports, with at least 10 reviewed and corrected by a qualified home inspector.

Administered at PSI test centers across Alabama. Computer-based; pass/fail results delivered the same day. Must be passed within 2 years of your application date.

Standards & Ethics
Online via ASHI

ASHI Standards & Ethics Examination
Tests knowledge of Alabama's Standards of Practice and Code of Ethics under Rule 355-18-1. Administered online by ASHI; fee per the testing organization's current rate. Must be passed within 18 months of your application date.

Financial Assurance
E&O insurance, bond, or assets

Choose one of three options:
• E&O insurance — $250,000 minimum
• Surety bond — $10,000 (per AL Code 34-14B)
• General Liability — $20,000 property damage |  $50,000 bodily injury per person  | $100,000 bodily injury per occurrence
Coverage must remain continuous. Per AL Code 34-14B-8, a lapse triggers automatic suspension until coverage is restored.
