Home Inspector Licensing in Georgia

Georgia doesn't currently license home inspectors, but most working inspectors join a national professional association to demonstrate training and adherence to a published standard. The two largest are the American Society of Home Inspectors (ASHI) and the International Association of Certified Home Inspectors (InterNACHI). Both offer training, certification, and ongoing support. Holding active certification before HB 1305 is enacted may also support grandfathering eligibility.

Standards of Practice & Disclosure Rule GA Code § 8-3-330 disclosure is required by law
Every Georgia home inspector must disclose to the client (a) the scope of the inspection, (b) that the inspection is visual, and (c) that a written report will be delivered noting defects. Beyond this statutory minimum, working inspectors typically follow a published national Standards of Practice (ASHI or InterNACHI publish detailed SOPs) to define inspection scope and protect themselves legally.

Strongly recommended even though not required
Georgia doesn't mandate insurance for home inspectors, but working inspectors typically carry general liability of $100K–$300K and errors & omissions (E&O) coverage of $250K–$500K. Most lenders, real estate brokerages, and home warranty companies require proof of coverage before referring you business. If you employ other inspectors, workers' compensation insurance is required by Georgia law.

Georgia Business Registration Required for operating any business in Georgia
Although Georgia doesn't license home inspectors specifically, you must register your business with the state to operate legally. Sole proprietors using their own legal name may be exempt; LLCs, corporations, and DBAs must file with the Georgia Secretary of State and stay current on annual reports.
