Qualifying Association Membership

Full membership in a qualifying national association
Iowa requires home inspectors to hold full membership in a non-profit national home inspection association. To qualify, the association must operate non-profit, have members in more than ten states, require members to have performed at least 100 home inspections, and require passing a psychometrically sound entry exam. ASHI, InterNACHI, and NA-AHI are the three associations widely understood to meet these criteria. Members must also follow the association's Standards of Practice and Code of Ethics and complete association-required continuing education.

Qualifying Examination
Pass a psychometrically sound exam
Iowa law requires home inspectors to pass a psychometrically sound exam such as the National Home Inspector Examination (NHIE). The exam serves as the knowledge requirement under SF 460 — Iowa does not administer its own state exam. The NHIE is computer-based at PSI test centers across Iowa, with pass/fail results delivered the same day.

Liability & E&O Insurance
Required by SF 460 — $100K per occurrence, $500K aggregate
Iowa requires both errors and omissions (E&O) and general liability insurance under SF 460. Each policy must provide minimum coverage of $100,000 per occurrence and $500,000 in aggregate, with a deductible no greater than $2,500. Coverage must remain continuous for the life of your registration; lapses can trigger enforcement under the Home Inspection Accountability Act.

Iowa Business Registration
Required for operating any business in Iowa
Beyond home inspector credentials, you must register your business with the Iowa Secretary of State to operate legally. Sole proprietors using their own legal name may be exempt; LLCs, corporations, and DBAs must file with the Secretary of State and stay current on required reports.
