Pre-Licensing Education & Field Inspections

64 hours of approved coursework (16 field hours) plus 3 unpaid practice inspections

Kentucky applicants must be at least 18 with a high school diploma or GED. Complete a 64-hour board-approved training course that includes 16 field hours, then conduct 3 unpaid home inspections in the field and write a satisfactory report for each. All training must come from a KBHI-approved provider per 831 KAR 2:040.

Licensing Exam Pass the board-approved examination
Kentucky applicants must pass an examination approved by the Kentucky Board of Home Inspectors. The board has approved the National Home Inspector Examination as the qualifying test. Pass results must be submitted with the license application.

Background Check & Insurance Kentucky State Police + FBI fingerprint check, $250,000 general liability

Applicants must complete a fingerprint-based criminal background check through the Kentucky State Police and the FBI. For financial responsibility, carry general liability insurance with a minimum of $250,000 in coverage. Insurance must remain continuous for the life of the license.

$250 application fee, biennial renewal, 28 CE hours per cycle

Submit your initial license application (Form KBHI-1) through the Kentucky Board of Home Inspectors with the $250 non-refundable application fee. After your first renewal, licenses renew every two years on even-numbered years. Renewal requires 14 hours of continuing education annually (28 hours total per two-year cycle), all approved by the KBHI.
