Home Inspector Licensing in New York

Pre-Licensing Education or Experience

140 hours of approved training, or 100 supervised inspections

New York applicants must be at least 18 with a high school diploma or GED. Satisfy one of two qualification paths: complete 140 hours of NYSDOS-approved training including at least 40 hours of unpaid field-based inspections under direct supervision of a licensed home inspector; OR perform at least 100 paid or unpaid inspections under direct supervision of a licensed home inspector.

Licensing Exam Pass the New York State Home Inspector Exam or the NHIE

New York applicants may pass either the New York State Home Inspector License Examination or the National Home Inspector Examination (NHIE). Since April 3, 2020, both have been accepted as qualifying exams. Pass results must be submitted with the license application.

Background Check Fingerprint-based criminal background check

Applicants must submit fingerprints for a criminal background check as part of the license application. Fingerprinting is processed through NYSDOS-approved channels.

General Liability Insurance

$150,000 per occurrence, $500,000 aggregate

Carry general liability insurance with at least $150,000 per occurrence and $500,000 aggregate coverage. A certificate of insurance must be filed with the Department of State and maintained continuously for the life of the license.

Application, Renewal & Continuing Education

$250 initial fee, $100 renewal, two-year cycle, 24 CE hours per cycle

Submit your initial license application through the NYSDOS Division of Licensing Services with the $250 initial fee. Total government fees including exam and processing run approximately $550. Licenses renew every two years for $100, with 24 hours of approved continuing education required per renewal period.
