Pre-Licensing Education

120 hours of HILB-approved coursework (exemptions for some licensed pros)

North Carolina applicants must complete 120 hours of state-approved home inspection education through a HILB-approved provider. Coursework must cover all major residential systems and North Carolina-specific licensing requirements. (Individuals licensed at least six months as a general contractor, architect, or professional engineer may be exempt, provided they remain in good standing with their respective board.)

Field Training
80 hours of supervised field training across 10 site visits

Beyond classroom education, applicants must complete 10 supervised site visits totaling 80 hours of field training under a licensed North Carolina home inspector. Field training and site visit logs must be submitted with the license application.

Licensing Exam Pass the NC State Home Inspection Exam with a 70% score

North Carolina applicants must pass the state-administered Home Inspection Exam — distinct from the NHIE. The exam registration fee is $80, and applicants must score at least 70% to pass.

Insurance & Financial Responsibility

$250,000 general liability plus one of three financial responsibility options

Carry general liability insurance with a minimum of $250,000 (individual or employer-provided coverage). In addition, satisfy one of three financial responsibility options: post a $5,000 surety bond, demonstrate $5,000 in assets, or carry errors and omissions (E&O) insurance with a $250,000 limit. All coverage and financial responsibility must remain continuous for the life of the license.

Application, Background Check & Renewal

$35 application fee, national criminal history check, annual renewal with 12 CE hours

Submit your initial license application through the NC HILB with the $35 application fee (waived for active-duty military, veterans, and spouses) and a national criminal history records check. North Carolina home inspector licenses renew annually, with 12 hours of continuing education required every 12 months — including a 4-hour Board-developed update course.
