Ohio applicants must complete at least 80 hours of home inspection education through an Ohio Home Inspector Board-approved provider. Coursework must cover all major residential systems and Ohio-specific licensing topics.

Field Training

10 parallel inspections, or 40 hours of curriculum experience plus a peer review
Ohio offers two paths to satisfy the field training requirement: complete 10 parallel inspections supervised by a certified home inspector, OR complete 40 hours of curriculum-based experience plus one peer review. Either path must be documented and submitted with the license application.

Licensing Exam Pass the National Home Inspector Examination
Ohio applicants must pass the National Home Inspector Examination (NHIE), administered by PSI at test centers across Ohio. The Ohio exam fee is $200, paid as part of the application package. Pass results must be submitted with the license application.

Background Check & Insurance State + FBI fingerprint check, $100,000 per occurrence general liability

Applicants must complete a state and FBI fingerprint-based criminal background check through the Division of Real Estate & Professional Licensing. For financial responsibility, carry comprehensive or commercial general liability insurance with at least $100,000 per occurrence or $300,000 aggregate. Coverage must remain continuous for the life of the license.

Renewal & Continuing Education
$265 in state fees, three-year renewal, 14 CE hours per cycle

Submit your application through the Ohio Division of Real Estate & Professional Licensing. State fees total $265 ($90 application + $175 license), plus a separate $200 NHIE exam fee paid to PSI — bringing initial costs to roughly $465. Ohio home inspector licenses renew every three years, and renewal requires 14 hours of continuing education during each three-year cycle..
