Full membership in a qualifying national association

Pennsylvania law requires home inspectors to hold full membership in a qualifying national home inspection association. To qualify, the association must operate on a non-profit basis, have members in more than ten states, require members to have performed at least 100 home inspections, and require passing a recognized or accredited examination. ASHI, InterNACHI, and NAAHI are the three associations widely understood to meet these criteria.

PA-eligible association membership requires passing a recognized or accredited home inspection examination. The National Home Inspector Examination (NHIE) is widely accepted by the qualifying associations. Pass results are submitted to the association as part of the membership requirement, not directly to the state.

Insurance Coverage

 

$100,000 per occurrence and $500,000 aggregate, on E&O and general liability

Carry both errors and omissions (E&O) and general liability insurance with minimum coverage of $100,000 per occurrence and $500,000 in the aggregate. Coverage must remain continuous for the life of your home inspection practice.

Local Licensing & Pennsylvania Business Registration

Philadelphia requires a separate city license; statewide business filing applies

Inspectors working within the City of Philadelphia must obtain a separate Home Inspector License through the Philadelphia Department of Licenses and Inspections. Outside Philadelphia, you must register your business with the Pennsylvania Department of State to operate legally — sole proprietors using their own legal name may be exempt; LLCs, corporations, and DBAs must file.
