Education & Experience Pathway

LLR-approved formal training plus 1 year supervised experience and 50 inspections

South Carolina applicants must complete a Residential Builders Commission-approved formal course of training in home inspection. In addition, applicants must complete at least one year of experience under the direction and direct supervision of a licensed home inspector, residential builder, general contractor, engineer, or architect — and must have performed at least 50 residential inspections (documented with name, address, telephone number, and summary page of each inspection).

Licensing Exam Pass the LLR-approved technical examination

South Carolina applicants must pass the LLR-approved home inspector technical examination — 100 multiple-choice questions with a passing score of 70% required. Pass results must be submitted with the license application.

Background Check Criminal background check required by LLR

Applicants must complete a criminal background check as part of the licensure application. The LLR reviews each application individually and may require additional documentation depending on the applicant's history.

Application, Renewal & Continuing Education

Two-year renewal cycle ending June 30 of even-numbered years

Submit your initial license application through the LLR Residential Builders Commission with all education, experience, exam, background check, and insurance documentation. Licenses renew every two years, with renewal due by June 30 of each even-numbered year. Verify current CE requirements directly with the LLR before each renewal cycle.
