Tennessee applicants must be at least 18 years old with a high school diploma or GED. Complete 90 hours of an approved training program covering home inspections and home inspection report preparation. Coursework must come from a Tennessee Department of Commerce and Insurance-approved provider.

Licensing Exam

Pass the National Home Inspector Examination
Tennessee applicants must pass the state-selected National Home Inspector Examination (NHIE), administered by PSI at test centers across Tennessee. The exam fee is $225, paid directly to PSI. Pass results must be submitted with the license application.

Insurance Coverage $500,000 general liability plus E&O for all inspection activities
Carry general liability insurance with a minimum of $500,000 in coverage. In addition, carry errors and omissions (E&O) insurance in an amount sufficient to cover all home inspection activities under TCA §§ 62-6-301 et seq. Both policies must remain continuous; the Board must be notified within 30 days of any policy change, including expiration, termination, carrier change, or coverage dates.

Application, Renewal & Continuing Education
Two-year renewal cycle, 32 CE hours per cycle
Submit your license application through the Tennessee Department of Commerce and Insurance with the application fee (approximately $250), education and exam documentation, and proof of insurance. Licenses renew every two years from the date of original issuance. Renewal requires 32 hours of commissioner-approved continuing education completed no later than 30 days prior to the expiration date.
