Pre-Licensing Education

120 hours of board-approved classroom instruction
Washington applicants must complete a Washington State Home Inspectors Board-approved Fundamentals of Home Inspection course totaling at least 120 hours of classroom instruction. Coursework must come from an approved provider listed by the DOL. The course covers all major residential systems and Washington-specific topics required by the state board.

Licensing Exam

Pass the NHIE plus a Washington-specific section
Applicants must pass the National Home Inspector Examination, which Washington supplements with a state-specific section developed by the Director of the DOL. The total exam fee is $300, with separate retake fees of $250 for the national portion and $125 for the state portion.

Field Training

40 hours of supervised field training plus 5 actual inspections
Beyond classroom education, applicants must complete 40 hours of field training with a licensed Washington home inspector and document at least 5 actual inspections performed under that supervision. Field training and inspection logs must be submitted with the license application.

$720 license fee, two-year term tied to your birthday
Submit your license application through the DOL with the $720 license fee. Licenses are issued for two years and expire on the inspector's second birthday following issuance — plan ahead, since this cadence is unusual. Renewal requires continuing education per DOL standards (verify current CE hour requirements directly with the program before each renewal cycle).
