Home Inspector Licensing in West Virginia

80 hours of approved instruction

West Virginia applicants must hold a high school diploma or equivalent and complete at least 80 hours of approved home inspection instruction. (Inspectors who conducted business for 3+ years before August 1, 2006 may qualify under a grandfathering provision instead.) Coursework must come from a State Fire Marshal-approved provider.

Licensing Exam Pass the National Home Inspector Examination
West Virginia applicants must pass the National Home Inspector Examination (NHIE), administered by PSI at test centers across the region. Pass results must be submitted with the certification application.

Background Check  State + FBI fingerprint-based criminal history check

Applicants must complete a fingerprint-based criminal history records check through both the West Virginia State Police and the FBI. Fingerprinting must be processed through an approved third-party vendor such as IdentoGO. The completed check is submitted with the certification application.

General Liability Insurance
$250,000 minimum coverage

Carry general liability insurance with a minimum of $250,000 in coverage from a carrier authorized to do business in West Virginia. Submit a current certificate of insurance with your certification application. Coverage must remain continuous for the life of the certification.

Required from the WV Department of Tax and Revenue

Hold a valid West Virginia business license issued by the WV Department of Tax and Revenue. The business license must be maintained continuously alongside your home inspector certification — both are required to legally operate. Most working inspectors handle this filing once and renew on the state's standard business cycle.

Annual continuing education requirement (16 hours per year)

Submit your certification application through the West Virginia Office of the State Fire Marshal's Regulatory & Licensing Division along with all education, exam, insurance, business license, and background check documentation.
