Pre-Licensing Education & Field Inspections

60 hours of approved coursework plus 5 supervised inspections

 Illinois applicants must be at least 18 with a high school diploma or GED. Complete 60 hours of pre-license education from an IDFPR-approved provider, then perform 5 field inspections under the supervision of an Illinois-licensed home inspector before sitting for the exam.

Pass the NHIE plus an Illinois state law section
Illinois applicants must pass the Home Inspector Examination for Illinois, which combines the National Home Inspector Examination with a section on Illinois statutes and regulations. The exam is administered by PSI; pass results must be submitted with the license application.

General Liability Insurance $300,000 minimum coverage
Carry general liability insurance with a minimum of $300,000 in coverage before submitting your license application. Proof of coverage must be included with the application and maintained continuously for the life of the license.

Application, Renewal & Continuing Education Two-year renewal cycle, 12 CE hours per cycle (with 2026 split rule)

Submit your initial license application through the IDFPR Division of Real Estate with all required documentation and fees. Licenses renew every two years. Inspectors first licensed on or before August 31, 2026 must complete 12 hours of state-approved continuing education per cycle, with at least 6 hours in mandatory subjects (including Sexual Harassment Prevention Training). Inspectors first licensed on or after September 1, 2026 are not currently required to complete CE — confirm current CE rules with IDFPR before each renewal.
