STATE LICENSING GUIDE

Home Inspector Licensing in Minnesota

A complete guide to working as a home inspector in Minnesota — no state license required, but professional certification, standards of practice, and recommended insurance still set the bar. Plus the software Minnesota inspectors trust to grow their business.

Professional Certification

Voluntary, but the industry standard
Minnesota doesn't license home inspectors, so most working inspectors join a national professional association to demonstrate training and adherence to a published standard. The two largest are the American Society of Home Inspectors (ASHI) and the International Association of Certified Home Inspectors (InterNACHI). Both offer training, certification, ongoing CE, and member support.

Twin Cities TISH Evaluator License Required for Truth-in-Sale of Housing evaluations in Minneapolis, Saint Paul, and inner-ring suburbs
If you plan to perform Truth-in-Sale of Housing evaluations in Minneapolis, Saint Paul, or participating suburbs, you must hold a city-issued TISH evaluator license. Saint Paul requires passing a third-party proctored national exam (such as NHIE) plus a separate test-house practical. Minneapolis has its own evaluator licensing process. TISH is a city-mandated point-of-sale disclosure inspection — distinct from a regular home inspection.

Liability & E&O Insurance
Strongly recommended even though not required
Minnesota doesn't mandate insurance, but working inspectors typically carry general liability of $100K–$300K and errors & omissions (E&O) coverage of $250K–$500K. Most lenders, real estate brokerages, and home warranty companies require proof of coverage before referring you business — so insurance is functionally required even where it's legally optional.

Minnesota Business Registration Required for operating any business in Minnesota
Although Minnesota doesn't license home inspectors specifically, you must register your business with the state to operate legally. Sole proprietors using their own legal name may be exempt; LLCs, corporations, and DBAs must file with the Minnesota Secretary of State and stay current on annual reports.

Spectora's mobile app keeps working when the signal doesn't. Photos, notes, and findings save locally and sync when you're back in range — built for inspecting lake cabins, rural homes, and properties up on the North Shore.
