Mississippi applicants must be at least 21 years old with a high school diploma or equivalency. Complete 60 hours of an approved course of study, which may include field work as required by the Real Estate Commission. Coursework must come from a Commission-approved provider.

Pass the National Home Inspector Examination
Mississippi applicants must pass the National Home Inspector Examination (NHIE), administered by PSI at test centers across the state. The exam fee is $225, paid directly to PSI. Pass results must be submitted with the license application.

Background Check, Insurance Fingerprint-based criminal records check, $250K GL + $250K E&O
Applicants must undergo a fingerprint-based criminal history records check covering the Mississippi Central Criminal database and the FBI database — required for both new licensure and renewals since July 1, 2021. For financial responsibility, carry general liability insurance with $250,000 per occurrence and errors and omissions insurance with $250,000 per occurrence. Coverage must remain continuous.

Two-year renewal cycle, 20 CE hours per cycle
Submit your license application through the Mississippi Home Inspection Division with the required application fee, education and exam documentation, insurance certificates, and background check. Licenses renew every two years, and renewal requires 20 hours of board-approved continuing education during each two-year cycle.
