Home Inspector Licensing in New Jersey

Two-tier structure: Associate Inspector → Home Inspector

New Jersey issues licenses in two tiers. Applicants must first qualify as an Associate Inspector. After at least one year as a licensed Associate Inspector and completion of at least 250 home inspections, they may apply for the full Home Inspector license. Associates must work under the supervision of a licensed Home Inspector throughout that period.

180 hours of approved coursework with 40 hours field training — or 250 supervised paid inspections

NJ applicants must satisfy one of two qualifying paths: complete an approved 180-hour course of study including at least 40 hours of unpaid field-based inspections under direct supervision of a licensed home inspector; OR perform at least 250 fee-paid home inspections under direct supervision of a licensed home inspector. High school diploma or equivalent required.

Licensing Exam Pass the National Home Inspector Examination

New Jersey applicants must pass the National Home Inspector Examination (NHIE), administered by PSI. Pass results must be submitted as part of the license application package.

Insurance Coverage $500,000 per occurrence minimum

Carry errors and omissions insurance with a minimum of $500,000 per occurrence — among the highest E&O minimums of any state. Coverage must remain continuous for the life of the license.

Biennial renewal, 40 CE hours per cycle

Submit your initial license application through the NJ Division of Consumer Affairs along with all education, exam, experience, and insurance documentation. Licenses renew on a two-year cycle, with 40 credit hours of continuing education required per renewal period (20 hours per year).
