THE SHORT ANSWER
For most working home inspectors, Spectora is the more complete platform. ISN and Spectora came at the problem from opposite directions. ISN started as a back-office system and added report writing later. Spectora started as a report writer, and after eleven years and 12,000+ inspectors, it's the part of the platform we've refined the most and continue to focus on. Spectora Advanced now handles the back office alongside it, so you get both in one place.

Why Spectora comes out ahead

Advanced earns more than it costs. Its upsell automations capture radon, sewer scope and other add-ons as part of the workflow you already run — an average $76 more per inspection, and $900+ a month in additional revenue. ISN's per-inspection fee buys you software. Advanced's buys you software that goes and sells for you.

Spectora's report writer has spent eleven years in the field. Spectora launched in 2015 as a report writer built for inspections and grew the business tools around it, shaped by more than 12,000 working inspectors and 3,400+ five-star reviews. ISN spent 25 years as back-office software — scheduling, invoicing, agent management — and added its own report writer only recently. ISN's site still tells inspectors they can keep whatever report writer they already use.

Where ISN is the better fit

ISN costs less below roughly 15 inspections a month, which makes it a reasonable choice for a part-time or first-year inspector — subject to a monthly minimum ISN doesn't publish. ISN also offers two things Spectora doesn't: an AI Image Defect Detector that scans inspection photos for visible issues, and the Evergreen revenue-share program, advertised at up to $474 per inspection on client services like warranties and insurance.

Automations

Rules that send messages on their own. Pick a trigger, add your own conditions with AND/OR, and the rule sends an email, a text, or a webhook. Email and text are built in the same place.

Email Events and SMS Events are built in two separate lists. Each rule is one trigger and one template, narrowed by fixed filters like paid, signed, or inspection type. No custom conditions, and no webhook.

AI features

AI Comment Assist drafts report comments from a few typed notes. AI Message Assist writes the emails and texts your automations send. AI comment matching, which matches your observations to comments in your template, and an AI agent that answers your phone and books inspections are both coming soon.

AI Comment Helper drafts report comments, in beta and capped at 100 uses per person per day. An AI image detector flags possible defects in photos, and InspectionBooking is a separate add-on product that answers calls. Nothing writes the emails or texts you send clients and agents.

Automated upsell sequences

When a client books without an add-on like radon or a sewer scope, a message about it goes out automatically before the inspection date. You choose which missing service sets it off.

Add-ons appear at one moment, when the client signs their agreement. If they skip them, nothing follows up. No message can be triggered by a service the client did not choose.

Contractor & internal notices

Add a subcontracted service like a sewer scope and the contractor is sent the job details automatically, along with your own team. Each contractor's details live in one place and you update them once.

Possible, but you build a separate email event for every vendor with their address typed into it. ISN's instructions: "an email event must be created for each individual, each vendor."

PaySplits

Works out what each inspector earns per job: a percentage, a percentage after a deduction comes off the top, or a set dollar amount. Set it per inspector or per service, then export a report showing how every payout was calculated.

The same three options, set per inspector against specific fees. ISN's own documentation adds that its payroll settings and earnings report are "for informational purposes only, and should not be used in place of a formal payroll system."

Equipment & Inventory Tracking

A running list of the gear you own, from moisture meters and thermal cameras to ladders, drones, and sewer scopes, tracking which piece is where and who has it.

Radon monitors only. You name each device and choose which one goes out on a radon drop-off and pick-up. No other equipment you own is tracked.

Inspection event management

Second visits like a radon pick-up, a water sample return, or a re-inspection attach to the original job as their own calendar events, each with its own date, assigned inspector, and pay split.

Radon drop-off and pick-up are purpose-built. Every other second visit uses a fixed dropdown of Sewer, Consultation, or Other, which ISN says "are not able to be changed or added," and carries no pay of its own.

Office notes & task management

Shared notes on clients, agents, and jobs so whoever picks it up next has the background, plus tasks assigned to a person with a due date, and that person is told they have it.

Order notes, private agent notes, a call log, and an assignable Task List. ISN's own article says the system "does not currently email or send text message reminders to the assigned party."

Custom metrics & visual analysis

Build the chart you want instead of picking from a list. Choose what you are measuring, like revenue or number of inspections, then break it down by inspector, agent, service, ZIP code, or month.

Around 44 prebuilt reports, plus filters for inspector, date, city, ZIP, or square footage. You can filter those reports and choose export columns, but you cannot create a metric or a breakdown that is not already on the list.

Integrations & API

QuickBooks, Google Drive, Repair Pricer, and an embeddable online scheduler. An API and an AI Connector built on MCP let your own tools, and AI assistants like Claude and ChatGPT, work with your Spectora data directly. 

A documented JSON API, Zapier, Google Calendar, Twilio, and an MCP server for AI assistants. ISN also integrates with third-party report writers including HomeGauge and Spectora.

PRICING STRUCTURE

How much does ISN cost compared to Spectora?

With Spectora, the base platform and Advanced are separate costs. The base platform is $109 a month, flat, whether you write nine reports or ninety. Add Advanced and it's $4 per published report on top of that. ISN charges $7.25 per inspection for your first 50 each month, $5.50 for inspections 51–100, and $3.75 for 101–150. But their pricing page also notes that monthly minimum fees may apply after the free trial, without saying what that minimum is or when it kicks in.

HOW ISN COMPARES
For a part-time or brand-new inspector doing fewer than 15 inspections a month, ISN's model genuinely costs less — you pay for what you use, and a slow month is a small bill. That's a real advantage in year one, subject to whatever monthly minimum applies.

Is Spectora or ISN better for report writing?

Spectora, for most inspectors — because report writing is where it started. Spectora launched as a report writer in 2015 and has been refined by 12,000+ working inspectors since. ISN's report writer is a recent addition to a platform that spent 25 years focused on the back office.

ISN built its name on the back office. For 25 years it has handled scheduling, invoicing, agent relationships, and reporting for inspection companies, and it does that work well — well enough that plenty of inspectors ran ISN alongside a different report writer for years. ISN's own site still says you can keep using the report writer you have.

Spectora went the other way. The report writer came first, in 2015, and everything else was built around it. What's the difference between Spectora's AI and ISN's?

Spectora's AI matches your spoken findings to comments you already approved. ISN's AI drafts comments from your typed notes and scans your photos for defects. Both cut down the typing; they put the inspector at a different point in the process.

Spectora's AI Report Assist matches what you say on-site to a comment that already exists in your own template — one you wrote, reviewed, and approved before you ever stepped on the property.
