The short answer: With Spectora Pay at Close, the inspector is paid within 1-2 business days of publishing the report, even if the home sale never closes. Spectora collects from the buyer at closing. If the deal falls through, Spectora charges the backup card the buyer gave at booking, and the inspector keeps their payout.

What happens if the deal falls through after the inspection?

You still get paid. Your payout arrives 1-2 business days after you publish, whether or not the house closes. If the buyer doesn't pay at closing, Spectora charges their backup card and handles any follow-up. You never have to chase the payment.

When do inspectors get paid with Pay at Close?

Within 1-2 business days of publishing the report. You don't wait for the closing date.

Who works with the title company?

Spectora does. The buyer gives us their title company or closing attorney when they book. We work with them to get the inspection fee onto the closing disclosure and collected at closing.

Does the homebuyer need a credit check?

No. The buyer signs a Pay at Close agreement with Spectora and adds a backup credit or debit card. There's no credit check.

Which inspections qualify for Pay at Close?

Inspections that:

  • Cost between $50 and $2,500 (or at least the minimum you set)
  • Have a closing date within 60 days of the inspection

How much does Pay at Close cost the inspector?

There's a $50 Pay at Close Service Charge on each Pay at Close job. You can set your own additional fee, up to $100, to cover it or earn extra.

Can I choose which clients can use it?

Yes. You decide which services offer Pay at Close.
