How Are Home Inspectors Using AI to Write Reports 25% Faster?
Contents
AI Report Assist is a Spectora feature that turns your spoken observations and photos into report-ready comments, matched to language you've already reviewed and approved in your own template. Home inspector Chris Skinner of Silk Inspection used it to cut his report-writing time by roughly 25%, and on July 30th he joined us live to show exactly how.
Writing your report on-site instead of taking it home with you has always been part of the deal with Spectora, AI Report Assist is just the next step: less time typing, more time actually inspecting. Chris had already been piecing together custom GPT setups to speed up his own report writing, so when we built AI Report Assist directly into the platform, he was one of the first to go all in.
How Does AI Report Assist Actually Work?
AI Report Assist doesn't write anything from scratch. It listens to what you say on-site and matches it to comments you've already reviewed and approved in your own template, nothing gets invented, and nothing lands in the report without your sign-off. That's what makes it different from Chris's old custom-GPT setup: he speaks his observations and snaps photos as he moves through an inspection, and the AI does the matching for him.
"AI Assist has brought about two primary benefits along with a number of ancillary benefits. Time savings is the obvious one. Less time looking at and digging through the phone means more uninterrupted time inspecting which streamlines things significantly. The next is pure job satisfaction for me. I love inspecting, but I don't necessarily enjoy writing reports. AI Assist collapses the report writing piece into a highly streamlined workflow which allows me to more consistently enter my flow state while I'm working."

What Does the AI Report Assist Workflow Look Like?
Chris's workflow breaks down into two steps: build a library of pre-approved comments once, then match them to what he actually finds on-site during each inspection. He walked through this exact process live — building his collection of comments, then matching them to a real inspection in real time.
Frequently Asked Questions About AI Report Assist
Does this diminish the role of the inspector? No, this empowers the inspector, but you are still the one creating the report, inspecting the home, and building your business.
Does this work offline? You will need a connection to send the data collected on site to the cloud for matching, but can queue up all of your insights on site, then analyze it after the fact. All of your images and findings will be preserved.
Will this work on tablets? Tablet support is on the way — we know a lot of you inspect with a tablet in hand, and we're actively rolling that out. In the meantime, AI Report Assist works today on phones (iOS and Android).
Where do my photos, audio, and video go? Everything you capture — including any CYA photos or videos — saves straight to your gallery, just like it does in the standard Spectora app. Nothing is stored anywhere unusual or handled any differently than what you're used to.
Can I try this if I'm not a Spectora customer yet, or I'm still on my free trial? Yes. If you sign up for the waitlist, AI Report Assist is accessible to free trial inspectors too, so you can try it out on real (or practice) inspections before you commit.
Does this work with my existing report templates and forms, like TREC? Yes — it's compatible with TREC and works with your existing templates. AI Report Assist matches what you say to comments you've already reviewed and approved in your own template; it doesn't replace your setup.
Do Other Inspectors Feel the Same Way?
Chris isn't the only one saving time. Efra Rivera, another early access inspector, put it this way: "Instead of stopping to search for comments, I can queue up multiple defects using audio, and the AI matches them to the right narratives. The workflow of taking photos first, then recording everything in one pass and confirming after analysis, is much faster than the traditional approach."
